Chicago Fire FC to Build New $650 Million Soccer Stadium in South Loop by 2028

The Chicago Fire FC has announced plans to build a new, state-of-the-art soccer-specific stadium in the South Loop neighborhood, anchoring the long-delayed development project known as “The 78.” The privately funded $650 million venue is scheduled to open in spring 2028 and will serve as the new permanent home for the MLS club.

Designed with a capacity of 22,000 seats, the stadium will feature an open-air layout, a natural grass field, and architectural elements inspired by Chicago’s historic brick warehouses.

Located just west of the Chicago River near Roosevelt Road, the stadium will offer fans and visitors easy access to public transportation, including CTA Red, Green, and Orange lines, multiple bus routes, and nearby Metra stations. Team owner Joe Mansueto is funding the entire project with private capital, placing the Fire ahead of other sports franchises also eyeing The 78, including the Chicago White Sox.

While the White Sox are still pursuing over $1 billion in public financing for their own proposed ballpark, the Fire’s privately funded approach has helped secure their position as the lead tenant on the site.

Beyond soccer, the new stadium is expected to host international matches, concerts, festivals, and community events. The venue will be part of a larger mixed-use development that includes residential housing, retail, office space, green areas, and a planned extension of the Chicago Riverwalk.

Construction is projected to begin by the end of 2025, marking a major milestone for both the Chicago Fire and The 78—transforming a long-vacant stretch of land into a new destination for sports and entertainment in the city.
